This seminar will be taught by Ronald Starr, who has been investing in Oklahoma properties at tax resale auctions since 1999. He has bought over 20 houses in Oklahoma in the last 11 years at tax sales. Most of them at 10% to 50% of market value which equals super bargain prices. He has bought at least one property every year, either for himself or other investors he works with to buy properties at the tax resale auctions.

Is 2013 a Special Year? Yes, because of a recent change in Oklahoma laws on delinquent property taxes we can expect there to be many more good properties going to sale this year compared to previous years. So plan to get some great deals.

PROOF (As told by Ron Starr):

Example #1: In May June of 2009, I bought three houses; one for myself, approximately $3,700 for a rundown house in a below average part of Lawton, OK, and two for other investors. The first investor got a good-looking 1,000-square-foot single family house built about 1925 in an average neighborhood in Bartlesville, OK for $14,000. A local agent suggested it is worth about $45,000. So, about ½ price. The other house, in a below-average area near Tulsa, about 1100 square foot, was built in 1980 It should be worth about $50,000 to $65,000 in good condition.. How do you like this purchase price? $3,600! You can invest this year—2011.

Example #2: The buyer of that second house also bid upon a nice-looking brick house I estimated to be worth about $80,000. But—against my advice—he limited his maximum bid to $15,500—it sold to somebody else for $16,000—about 20% of market value, I believe. Think of that: 20% of market value. About $60,000 FREE EQUITY for $16,000. I expect more such sales this year.

Example #3: One house I did not buy in 2008 because I did not have an investor—YOU could have gotten this one. It is a two bedrrom, one bath house, of 1038 square feet plus garage, built about 1940. It's in a lakeside town—a county seat. Comparable values about $34,800. I saw the inside and estimated repairs at under $5,000. SOLD FOR: $1,300. Wow!

Example #4: A few years ago I sat next to an investor who bought perhaps 25 recreational vacant properties at one OK county tax resale. Each was purchased for less than $100. By the end of the year, all the properties had been resold for prices from about $500 to $2200 each. Investment: perhaps $2000. Return: probably about $20.000. Do you think you could do that this year and in the future?

What You Need at the Auction: For Houses about $6,000 minimum CASH or immediate credit. For Vacant Lots about $500 minimum.

What You CAN'T Be: A flake. A person without money. A scared rabbit hopping out of sight at the first sign of a fast-approaching bargain.

What You DON'T Have To Be: A real estate expert. Ronald Starr will teach you what you need to know at the workshop. He will teach you about the properties to avoid, the best ways to be efficient, and the traps from which to steer clear of.
